Dear Summer Twenty Four:

3 closings in the last three weeks has been amazing but this one is the most special❤️

Back Story:
Got a call to consult on a short term rental...while sitting on their porch I told the owner that the house next door would be "bad for business" because it was a complete eyesore😕. He then jokingly says: "I mean what...you wanna buy it?" of course I said "YES" (I literally was just playing around). He contacts the owner and a month or so later I was under contract & have officially CLOSED✅🏡

This soon to be Triplex wont be a walk in the park but I'm up for the challenge. New construction is my passion but residual income will always be a part of my portfolio.

I absolutely love when the MLS photos are ready...that means it's time to sell! Bitter Sweet moment sometimes because each house that I complete holds a special place in my heart❤️

PS: Can you spot the blue tape? I didn't even bother to have him photoshop it out...just made sure that the tile guy fixed that area by the time I listed the home.

Many people buy new construction homes without any knowledge of what it takes for you to be handed those keys 🔑 which is why I’m super excited to say that TODAY my foundation was finally set☺️

With the combination of COVID, Mother Nature, Logistics & my inexperience with New Construction...it was a recipe for disaster😩

There were times I wanted to quit & put my money on another EASY FLIP 🏡 but NOPE that is NOT how I’m built & I strive for perfection in any area I choose to explore in! PLUS I don’t start NOTHING I can’t finish!

Still got a long way to go but just like & would say “DELAYED but NOT DENIED!”

It’s Sunday & I wanna be in the bed 🛌 but I have to ensure that the final insulation inspection passes tomorrow at 9am as Drywall is set to start at 10!

Therefore I’m here insulating any areas that were not covered properly. Watch me work😩

The week is starting off great! Just passed a rough-in plumbing inspection & can finally move on to HVAC...

Inspections can be a pain but as long as the work is done properly it’s usually smooth sailing ⛵️
