Another event for the books!
is elevating the experience yearly and I was happy to answer the call to moderate.
Thank you & for being transparent and really giving information that the attendees could actually use. I told Robert we didn’t need this platform to talk about our success stories but as a vehicle to get the information out. As usual I came with homework and I pray that people do the work.

And just like that Flip #3 has started.
This is an auction property and it took me about 3 weeks to get the lady out.
We started on Tuesday and have been able to get a lot done.
I wanted to make sure to focus on the outside first just because of the weather.
✅ Deed in hand
✅ Locks Changed
✅ Insured
✅ Utilities transferred and on
✅ Interior cleaned out
✅ Back porch tore down
✅ Gutter repair/Fascia Board Replacement
✅ Quotes for concrete work
✅ Secured the property

Next up is doing a thorough walkthrough with the contractor to see what can stay and what needs to be updated. The good thing about purchasing something people live in is that most things that we usually have to install is already there. This block is hot for comps also. 3 have sold on this block within the last 30 days for $167,000(not renovated) $169,000 (renovated) and $177,000 (renovated). I told y’all before I won’t ever be a Detroiter that says that I’ve never purchase a $500 house or cheap land. It’s too much opportunity here and I refuse to not get in on it and let the outsiders have all of the fun!

I just added 5 residential and commercial land parcels to the Trust for the kids. I was VERY strategic in the areas I purchased in. That’s the advantage that I have over the out of state investors: I ACTUALLY LIVE HERE!
My way of thinking is different and I understand that just because I purchase something it’s not going to make me money tomorrow. The trust is specifically for buy and holds. I don’t even talk about stuff like this no more because there is not interest in it for real. Until I become a flashy person on IG you won’t listen. Hey more for us! lol Let Her Cook 👩🏾‍🍳

I’ve had this plan since January and everything is falling into place. This sale just replenishes the line of credit and 0% credit cards used for the purchase and the rehab. The search for my next deal has already started and I think I found something new to play with. I’m having too much fun with this but that’s the point right? Now what should I buy myself for a closing gift?!

June was a blast!
-The Blackwood .2.black_ progress is moving right along!
-Was in the streets more than usual but I was happy to run into fam at every spot!
- is back open!!
-Tyler ended her school year!
-Shayla graduated from High School.
-Got my next flip project under contract. I’m so excited about this because the house is priced right, doesn’t need anything major and if done right I can net $70-$80k. Happy that I’m also making the commission on all of my deals. It’s in my fun money category.
-Had 3 Real Estate Closings this month and 2 were in one day! Whew
- told me to step it up!
-Under contract to sale one of my condos. This deal will take a little longer because the buyer just went out of the country and he is using a mortgage to purchase 😒
- & put me in the game and got me a check lol. Thank you ladies 😘
-We celebrated Mr Sykes and my dad for Father’s Day!
-Life is peaceful!
-I’m more determined and committed than ever!
-Took a fix and flip class to make sure i have all of the tools.
-Officially submitted a check request to Motor City Match.
-Applied for some grants.
-Hit the $200k mark in rental income since I purchased the suites. It’s my best $15k purchase to date!
-Started reading a new book by
-One entrepreneur credit platinum client secured $65k in lines this month
-Another used his line to purchase a condo to rent out. Do you understand how exciting this is!!
-Got the drawings from the office suite building and was like damn I own basically the whole upstairs. Now my gears are turning to figure out how I can own it all lol.

I’m looking forward to July and what it holds.

Listen the 2024 real estate investing plans are still moving along.

My goal is to continue to use the banks money to grow my real estate portfolio. This is the year of the flip for me since the trust is funded and everything has been deeded over.

2 years ago I purchased a condo for $60,000 and it appraised for $134,000. I ran and pulled the equity out to use it to purchase more real estate. This property rents for $1200 a month with a VA housing voucher tenant. The rent fully covers this payment and the HOA fee. The plan is to dedicate flipping a couple to pay off of the debt and take home some profits. Those profits will be used to purchase more properties and have more fun! I have specific types of properties that I want to buy and hold solely for the trust.

I want to take you on this ride with me and document as much as possible. Next up is selling and closing on a property that I purchased last year that’s currently under contract. It doesn’t fit my plan so it has to go!

Thank you lord for allowing me to see this birthday. I appreciate you showing up for me daily.
This year came with its own set of twists and turns.
Let’s start with me selling the franchise. Whew I’ve never prayed and cried so much in my life. God has had me on the path of stay in my lane for some time and yet again I swerved. As soon as I got out of that situation he blessed me with .2.black_ . I finally got the green light to start working on it. Another year my parents kept their feet up!
Still haven’t talked to my family for real since my grandma passed.
Lost one of my closest friends when I got my real estate license. I can’t determine how people feel about things so I’ve made peace with it.
Hired an associate to do some work for me and got scammed. Found out it was a going trend so I’ll let God deal with it.
Juno has moved out so I can finally work on our home. I’ve been feeling like a squatter for too long.
Became a college mom and moved LA out. Whew that was hard but she is on the way home for the summer. Tyler is still the boss and runs Mr Sykes and I around.
Lost my father in law and watching my husband maneuver through pain has been hard. Decided to relaunch pure network now that I don’t have to make pizza everyday. I’ve learned so much that I need to teach.
Took many classes and joined some great cohorts. Hosted a female founder brunch because I needed them to know and feel that I see them. Applied for and won some grant money. Won some awards that I’m thankful for. Showed people the power of credit in their businesses. Decided to start therapy and trust someone with my business. I’m looking forward to what my new year holds. Thank you for all of the love you have shown me on this wild ride! I’m grateful for it! ❤️

Whew Saturday was a busy day for me.

First up was attending Annual GOD WILL TAKE CARE OF YOU - BLACK HISTORY MONTH PRAYER BRUNCH. It was two categories and Mr Sykes and I were both honored by the leader of the house and his lovely wife. What an honor to receive an award for simply doing the work. Thank you for seeing us and the work that we do!

Next up was kickoff to his book tour! It was great to learn about his Brand for Beginners events and how they started. I even got a chance to see so many familiar faces. Congrats on your book tour and everything that you have in store!

I had the pleasure of being invited to the home of to hear about his personal and political stance in the upcoming Senate race.

My response was very clear: what do you need from me or what do you need us to do? As a black woman who is also an entrepreneur, wife, mother and community leader it’s my job to stand for those that will stand for us.
*
I encourage you to learn more about what he is trying to do and get behind him if his values match yours. In the midst of learning more about his campaign be sure to understand the values and background of those that he is also running against. I have done so and my vote will surely go to him!! Being a black man in the race didn’t automatically secure my vote, giving a damn about my community did!
