England is building fewer homes than it was a year ago, not more. And not because the work is not there.

Starts actually rose 15 percent over the same period. Getting projects out of the ground was not the problem. Finishing them, and selling them, was.

New home sales rates fell by around a third through the year. So this is not really a planning story, whatever the headlines say. There is no shortage of housing need. There is a shortage of demand, meaning people willing and able to buy at the price a builder has to charge to make the job worth doing. Those are two different things, and the target is built on the first while quietly relying on the second to deliver it.

Planning reform does nothing about a buyer who cannot afford the mortgage. So the homes being built are running ahead of the market's ability to absorb them.

For contractors, that combination is a dangerous one. Political pressure to build is enormous. The pipeline is being pushed hard. But the demand underneath is soft. That is exactly the market where margins get squeezed, where work gets taken on too cheap just to win it, and where money quietly leaks away through variations that never get recovered and contract terms nobody read closely enough.

A growing pipeline does not protect your margin. Commercial discipline does.

Interesting to see that nearly every one of these venues already existed before the tournament was awarded. No rush to throw up sixteen brand new stadiums for a few weeks of football, no empty white elephants sitting idle once the crowds go home.

They were all adaptation projects rather than new builds. Existing stadiums being upgraded, pitches switched over, stands extended, all to be ready for a date that simply cannot move.

That last bit is the part worth thinking about. A World Cup kick off does not slip. There is no negotiating another fortnight with FIFA. When the finish date is genuinely fixed, every late instruction and every change of scope lands with l the contractor and the temptation to just absorb it quietly and keep things moving is huge.

That is where we spend our days at VOLOCO, helping building and trade firms hold their commercial position while the pressure is on, not pick up the pieces afterwards. Something to mull over while you enjoy the football this summer.

It's easy to keep on scrolling, but it's much harder to pause the motion.

It's easy to keep saying you're fine at work. To put off texting a friend because you don’t want to say you're fine or worry what to say if they don’t say fine, and there is always next Monday to try or go for that checkup.

There is no denying the stats tell us this isn’t working. According to the BUPA Wellbeing Index:
• 50% of men have struggled with mental health difficulties at some point, yet fewer than half have sought medical advice.
• 37% of UK men admit actively hiding their mental health issues from their partners.
• 30% of men surveyed said they didn’t know where to turn for advice or support.

Big change is needed. But it’s easy to brush the issue aside because it feels too big or remote.

Recently, our team has been talking a lot about our daily habits. Nothing huge, but the tiny grains of sand that eventually fill a beach.

You did the work. So why are you having to fight to get paid for it?

Almost every contractor we speak to has the same story. The job changed on-site. The client or main contractor asked for something extra, or the design moved, or the ground threw up a surprise. You got on with it, because that is what good contractors do. Then, at the end, when you try to recover the cost, you hit a wall.

Here is the part most people get wrong. You are usually not being refused because the work did not happen. You are being refused because of how it was raised.

Your contract almost certainly has a clause that tells you how to notify a variation and how long you have to do it. Miss that window, or raise it verbally with no record, and a genuine, valuable piece of work becomes an argument you are now on the back foot in. The work was real. The process was not there to back it up.

This is fixable, and it is fixable before the job starts, not after it goes wrong. The right commercial process turns site changes into properly notified, properly recorded, properly paid variations. It is the difference between absorbing the cost yourself and getting paid what you are owed.

Good to see this one moving. A ÂŁ5bn build over five years and getting on for 20,000 construction jobs means a supply chain that will reach well beyond the headline names, which is encouraging for SME builders and specialist trades watching it take shape.

Universal are already taking supplier registrations, so the work will start filtering down in time. Worth keeping an eye on if it suits what you do.

The one thing worth flagging is that on a programme this size, the commercial detail tends to be settled well before anyone gets to site. Payment terms, how variations are handled and where the risks sit. None of that is a problem if it has been read properly and the firm is comfortable with it. It only becomes one when it goes unread or misunderstood.

So the question is simply whether the firms chasing work like this will take the time to understand what they are signing before they commit to it.

That front end is the part the team at VOLOCO thinks about a lot, but the principle holds whoever you are.

Construction has long talked about skills shortages, but statistics like this suggest the challenge is not just attracting people into the industry but also keeping them there.

If fewer than half of apprentices are completing their training, it raises some important questions. Are we giving people the support, guidance and opportunities they need once they start? Are expectations clear on both sides? And are we doing enough to show young people that construction can offer a rewarding, long-term career?

Apprenticeships remain one of the best ways to bring new talent into the industry, but recruitment is only the first step and retention needs to be a focus.

What do you think is the biggest reason apprentices leave before completing their training? There could be several potential factors impacting this:

• Pay and financial pressures
• Mismatch between expectations and reality
• Lack of support/mentoring
• Training quality or employer commitment issues
• Travel and logistics (construction rarely has a fixed location)
• Workplace culture
• Alternative career opportunities
• Education and academic challenges

Is it an apprenticeship issue at all or a wider industry retention issue?

While technologies like 3D printing are unlikely to replace traditional construction methods any time soon, they are pushing the industry to think differently about project delivery. It can impact productivity, waste reduction, programme certainty, and efficiency.

At VOLOCO, we’re always interested in innovations that have the potential to improve outcomes for clients, contractors and the wider industry. It will be interesting to see how and when techniques showcased in these impressive demonstration projects filter down to everyday construction.
