When you walk in Allswell, a custom 28 ft. build by our team at MTL, you're greeted by a bright and airy kitchen that feels more like a luxury home than a tiny house on wheels.

Look left, and you'll find a first floor daybed with gobs of storage. Look right, and you'll find a beautiful high-top table with pass-through window for those warm days. It's a spectacular little setup.

Certainly of all of our Kokosing builds, the lightly outfitted Ojai build has been one of the most-liked fan favorites.

It isn't the most decked-out Kokosing model we've built, but something about this home is very relaxing, peaceful, and appealing. The design team did a spectacular job choosing accents that accomplished the purpose of this home - to be a peaceful retreat in the mountains for its owners, the Baldonis.

It's not fussy by any stretch, but it still has everything this little family of 4 needs to get off the grid and enjoy some peace in the hills of California.

As you enter the spectacular Buttercup, glance to the right to see our legendary Modern Tiny Living social area and bookcases.

For the uninitiated, the MTL social area is a mainstay in our homes, and continues to be because our customers absolutely adore its versatility, function, and comfort. In this case, the social area is flanked by big windows, and as always, features gobs of storage.

Not only that, but the MTL social area easily converts into a bed for guests!

The only thing Buttercup does not feature is a bumped-out, elevated social area. That option is only available in our Kokosing Deluxe models, and it does add to the budget. If someone does not need MAXIMUM storage, this is a great option.

We've finally reached "windows open!" season here in Ohio, and what better home to enjoy the fresh air than Sangja, a stunning variation of our 28 ft. Catalina model.

With its huge windows front and center in the home, the high top work/eat nook is one of our favorite spots in any of the tiny homes we've built. It's a wonderful place to spend hours drinking coffee, and working from home is a joy when you have so much light and fresh air to work with.

Ulla-Carin features a designer kitchen that is both gorgeous and minimalist.

It features a big refrigerator/freezer, but keeps it simple with a sleep 2-burner electric cooktop and small convection oven. Everything you need to make some glorious meals, but nothing too fussy.

Add in the glorious farmhouse sink and combo eat/work hightop area, and you have all you need to work from home, eat from home, relax, and enjoy your tiny house dream life 🥰

Stay cool in the sun with our sunshade option, as shown on The Rocket.

Warmer, sunnier days are coming (please), and we've been buliding lots of homes with these custom sun shades. They are a great addition to a home, they're lightweight, and budget-friendly.

We love 'em, and you should definitely check that box when you're building your MTL home if you want some shade on those hot days.

This little 14 ft. tiny house on wheels is the new home to Baker's Coffee Shop! We worked hand-in-hand with the Baker Family to craft their dream tiny house coffee shop, and we're thrilled to share the final design with the world.

The Grand, a custom 26 ft. tiny home designed and built by our squad at Modern Tiny Living, is a supremely functional, modern tiny home with everything needed to live full-time.

Featuring a king loft, queen loft, and sleeper sofa, there is plenty of space for the family. The lofts are above the TV area and full bath, respectively.

The simple, well-equipped kitchen is perfect for crafting sunday brunches, and the little dining table with huge window is the perfect spot for grubbin' or workin'.

Lastly, a custom-built deck surrounding the home in the woods is the perfect place to enjoy the FINALLY warm weather we are experiencing in Ohio!

Two things we've done at Modern Tiny Living to help our customers squeeze as much utility as possible into their tiny homes is research and customization.

We've researched products and companies worldwide that build products to specific dimensions that are perfect for tiny homes. We now have a rolodex of every size, material, and combination in order to have solutions for every tiny house preference and dream for our clients.

In Niagara here, for example, we squeezed a microwave above the apartment-sized refrigerator for extra utility. We also modified our little eat/work nook to include the washer/dryer combo unit so the stairwell clothes storage could be retained and bathroom space unaffected.

It's the little things, folks, and we have decades of combined experience to help you wring every last bit of utility out of your chosen tiny home!

Yes, our Pathway tiny house has a drawbridge!

To maximize mountain views inside the home (this home lives in the mountains of Colorado), we collectively decided to go as minimal as possible with the built-ins to ensure the most window square footage possible.

The peace of the mountains is the purpose, and this home delivers. At only 18 ft. in length, however, Pathway needed to ditch the stairs to make that happen.

But how do make up for the lack of stairs? How about a custom, pulley-operated ladder (we like to call it a drawbridge) that leads to the sleeping loft!?

That's a new twist for our team at MTL, and now we feel like it should be a mainstay in smaller tiny homes (or at least for those who are comfortable with a loft). It really frees up the common area of the home. You'll note the hidden lever to lift/lower the ladder discreetly mounted on top of the drawers.

Our engineering, design, and craftmen teams really outdid themselves on this one.
