Brothers, after much thought, conversation and consideration the decision has been made to sell the Sig Barn.
An event at the Barn over 2 years ago, of no fault of the Chapter, or others involved, has lead to a lawsuit and the cancellation of our general casualty and liability insurance. We have tried unsuccessfully for over 5 months to source replacement insurance, but coverage cannot be obtained, at any cost.
The Barn Corp cannot afford to allow the Chapter to use the Barn without insurance and with the Chapter being unable to use the facility continued ownership of it does not make sense. While we believe we will eventually be fully exonerated in the lawsuit, the fact that the suit has been filed, the use of the facility by a “fraternity” and the fact that alcohol is not banned from events held there make getting insurance in today’s marketplace impossible.
The property is highly desirable from a residential, commercial and industrial development viewpoint and as a long-term real estate hold. However, the Barn Corp is not in the business of real estate development nor does the board want to hold the property as a long-term land play. Hence, the decision to sell.
Undoubtedly, there will be alumni that think this is a bad decision. That we should develop the property and reap those gains. Or that we should hold the property for some future use. For those of that thinking, we will gladly sell the property to you or an interested group of alumni and let you take on those endeavors. A new ownership entity should be able to obtain insurance and could then let the Chapter continue to use the barn if they so desired.
For those that do not remember or may not be familiar with the property it is approximately 23 acres located +/- 3 miles North of Commerce on Hwy 11 towards Wolfe City. The property has approx. 1300’ of road frontage on Hwy 11 and 1225” of frontage on County Road 4509.
The property is improved with an approx. 1 acre pond, 1 acre gravel parking lot and 2800 sq.ft steel building, fully insulated, with electrical service, HVAC, men’s/women’s restrooms/septic. Water is provided by the North Hunt County Water District. See Hunt County CAD site – Parcel Number 24076. Physical address is 5817 Hwy 11-E, Commerce. The property is currently Ag Exempt for property tax purposes, 2025 taxes of $1,701.
