In this episode of the President’s Podcast, host Megan Billnoske (Past-President of NSA Houston) sits down with Amanda Sherbondy, the Chief Operating Officer of the Houston Apartment Association (HAA).

If you are a professional speaker, trainer, or consultant looking to break into the multi-family industry—or if you’re simply curious about the massive scale of the Houston housing market—this conversation is for you.

With nearly 750,000 apartment homes in the Greater Houston area, the HAA represents a massive ecosystem of owners, developers, and supplier partners constantly seeking education and professional development.

🎙️ In this episode, we discuss: The “Stickiness” of Multi-Family: How Amanda transitioned from a paralegal student to a 20-year career veteran in the apartment industry.

A City Within a City: The sheer scale of the Houston Apartment Association and its role in advocacy, education, and networking.
Opportunities for Speakers: How NSA Houston members (speakers, coaches, and trainers) can collaborate with HAA’s Education Advisory Committee.
The Skills in Demand: From AI and mental health to “soft skills” and public speaking for supplier partners, learn what topics are currently “hot” in the industry.
Repurposing & Upcycling: A fun look into Amanda’s personal passion for antique restoration (including a very unique vanity seat project!).

Series: So You Felt the Call… Now What? (Part 4)

So…

You felt it.

The pull.
The hesitation.
The moment where you thought:

“Maybe I have something to say.”

Now what?

Most people think the next step is to find a stage.

It’s not.

The first step in public speaking…
isn’t speaking.

It’s remembering.

The moment that changed you.
The lesson that stayed with you.
The experience you can’t quite explain… but never forgot.

Because great speakers don’t start with topics.

They start with truth.

Something real.
Something lived.
Something that, when shared, makes someone else feel less alone… or more aware.

Not polished.
Not perfect.

Just honest.

Before the stage…
before the microphone…
before the audience…

There’s a story.

And more often than not…

You already have it.

The question is:

Are you willing to sit with it long enough
to understand what it’s trying to say?

Series: Where Does the Call to Speak Come From? (Part 3)

At some point…
the question stops being:

“Do I feel called to speak?”

And becomes:

“Am I willing to be seen?”

Because speaking isn’t just expression.

It’s exposure.
It’s ownership.
It’s standing in front of others… without a place to hide.

And that moment?

It asks something of you.

To step forward
before you feel ready.

To speak
before you feel certain.

To trust
that your voice has value… even before it’s validated.

There’s a reason so many people feel the call…

…and so few answer it.

Not because they don’t have something to say.

But because stepping into the light
requires letting go of the safety of the shadows.

And yet—

Every great speaker you admire
made that decision at some point.

Not when it was easy.
Not when it was comfortable.

But when something inside said:

“This matters more than my fear.”

If you’ve been feeling that quiet pull…

Maybe today isn’t about having the perfect words.

Maybe it’s just about being willing
to take one step forward.
