My name is James Walker, and I wanted to take a minute to let you know about our research based c

ompany that I am co-founder, as well as partner of. Our company is called Mineral Research Associates, and my partner and I came up with the idea for the business partially in order to provide assistance in what we feel is a niche market that is currently under-serviced. Thru multiple conversations with ranch brokers, title attorneys, and title companies, we at Mineral Research Associates have come to realize that there is a need for a service company that provides Mineral, Royalty and Executive rights information for generally all real estate transactions. As you all know, when any real estate transaction is closed, a portion of the closing process is the providing of a Title Insurance Policy, but the matter of mineral related fee ownerships are not warrantied in said Title Insurance Policy. This lack of warranty is completely understandable, as generally Title Companies focus on the transacting of Real Estate, and also most of the time mineral ownership doesn’t become a factor until an Oil company wants to drill on the property, but we feel there is great value in knowing the mineral related ownership information prior to the Oil company coming along. The reality is that many real estate transactions are being closed without any expert opinion on how the mineral estate is owned, and many times mineral related ownership items add value to property, or at the very least are a factor in most transactions because of the State of Texas being a “mineral dominant” state. We at Mineral Research Associates are here to help possibly close that knowledge gap, and would love to add a sense of security to real estate transactions. My partner and I have completed numerous projects, on an individual basis, for numerous ranch brokers on the buy and sell side of transactions, so we have tangible examples as to how our services can provide a much needed sense of security in various transactional scenarios. As a general statement, we at Mineral Research Associates will provide Mineral Title ownership information, ranging from simply the mineral related fee ownership of just the current surface owner, to a full mineral related fee ownership for all owners that apply to the particular parcel. Our partners and contractors have over 25 years of experience in the state of Texas, and also have experience in Louisiana, North Dakota, Arkansas, New Mexico, California, and Colorado. We have worked in over 125 of the 254 counties in Texas, therefore our area of service is unlimited. At Mineral Research Associates, we feel as though the value of our services are second to none, on the buy-side of a transaction, we can quickly create a Mineral related ownership report, map, and full abstract of what your client is potentially purchasing. This works well, so that you can create a value for that portion of the asset, and also so that your client can have the security in knowing that they are buying a property with control, thru at least 51% executive rights, or no control over whether drilling can occur on the surface of the land. On the sell-side, we can help derive a value of the Mineral related ownership, whether any portion of the land is producing or not, and we can also provide a full ownership report and map for your marketing packages. We are experienced working thru asset related deals on the Operator side of the Oil & Gas Industry, as well as experience in valuating minerals or royalty all across the state of Texas, so we feel that the ability to valuate an asset in full, as mentioned above, is something that you will find sets Mineral Research Associates apart.
