When you get a new AC unit installed in an older home, be sure they update the CB. An old 30 amp breaker will probably show an electrical anomaly. Be sure your home inspector is using a thermography camera, without this technology you will never know you have a potential serious electrical problem. Did you know that Oklahoma Home & Safety Inspectors LLC is a National Registry of Environmental Professionals, CESCO - Certified Environmental and Safety Compliance Officer? certificate # 266521631 since 2012? We do mold testing and remediation, and air quality sampling.

Mold and mildew are common names for a large group of naturally occurring fungi. Mold becomes a problem when leaks or other sources of moisture cause a persistently wet environment that allows it to thrive.
Health effects vary depending on the type of mold, severity of the problem, length of exposure, and individual sensitivity. Any mold can cause an allergic response from breathing mold spores. These allergic responses can include hay fever, asthma, and irritation of the eyes, nose, throat or lungs.
Specific Recommendations from the Oklahoma DEQ:
* Keep humidity levels as low as you can—no higher than 50%–all day long. An air conditioner or dehumidifier will help you keep the level low. Bear in mind that humidity levels change over the course of a day with changes in the moisture in the air and the air temperature, so you will need to check the humidity levels more than once a day.
* Use air conditioner or a dehumidifier during humid months.
* Be sure the home has adequate ventilation, including exhaust fans in kitchen and bathrooms.
* Use mold inhibitors which can be added to paints.
* Clean bathroom with mold-killing products.
* Do not carpet bathrooms.
* Remove and replace flooded carpets.

It’s been awhile since I’ve posted any findings, my FB account got hacked awhile back…

The pictures shown are extremely dangerous and are a fire hazard to your home. The first one is where the protective covering has been removed or scraped off the internal wiring. The second one is where an individual has removed the cover off the electrical junction box, leaving exposed wiring. Not only could you get shocked, if combustible materials get blown around in your attic and end up on these wires, they will start a fire in your attic.

Good idea to check your vents every now and then. A disconnected vent allows the gases to be pumped into your living area, instead of out the roof!!
