Bill Rabold at Waterstone Mortgage NMLS #331807 I’m Bill Rabold, a By Referral Only Mortgage Consultant with Waterstone Mortgage and a husband and father to two incredible adult kids, Anna and Ben.

Bill Rabold is a Senior Mortgage Banker and the head of the "By Referral Only" team at Waterstone Mortgage in Gilbert, Arizona with almost 25 years of experience in the mortgage industry. I was born in the suburbs of Chicago, IL and attended University of Illinois in Champaign before transferring to and graduating from the WP Carey school of business at Arizona State University. I am fortunate to

have been in the residential mortgage business since 1995. While most “traditional mortgage salespeople” spend the majority of their time constantly advertising and marketing to get another “deal,” we instead dedicate that time to working with the clients we already have. With so many changes in our business over the last few years, you need someone who is focused on your transaction and can adapt to whatever may come up. All of our business comes by referral from repeat clients and referrals from clients and our business partners which include Realtors, financial advisors, accountants, and attorneys. When not working, my hobbies include golfing, watching the Chicago Cubs, reading, and spending time with family.

A temporary buydown is a mortgage loan option in which the seller or lender reduces the interest rate for the first 1-3 years of the homebuyer’s loan.

What does this mean for homebuyers?

✅ Buying a house is expensive — you can use this financing option to ease into your mortgage.
✅ Temporary buydowns are especially great for those who don’t want to wait for interest rates to drop to buy a house but would like to take advantage of some savings upfront.
✅ Seller won’t go for it? Consider Smart Start, our LENDER-PAID buydown option.

Myth Monday: You need 20% down to buy a home.

Many buyers qualify with far less than 20% down — and some loan programs even offer 0% down for those who are eligible.

The required down payment depends on the loan program and your individual situation. 🙌

Don't let this common misconception keep you from exploring your options. You may be closer to homeownership than you think.

Let’s make your move together. Send a message to get started!

Many homebuyers in today’s market are asking: “Is now a bad time to buy a house?”

Instead of waiting for rates to drop, here's something to consider:

You can buy the home that's right for you now — and if rates improve down the road, refinancing may be an option.

Buying now could allow you to…
🏡 Start building equity sooner
📍 Stop waiting on the sidelines
🔑 Secure the home you want today

Every situation is unique, so it's important to understand your options before making a decision.

Let's talk through what makes the most sense for your goals.

Think student loan debt means homeownership has to wait? Think again.

Student loans don't automatically prevent you from buying a home. Your overall financial picture — including income, credit, assets, and debt — is what matters.

If buying a home is one of your goals, don't assume your student loans have taken it off the table. You may have more options than you realize.

Did you know there are thousands of down payment assistance programs available across the country — and you might qualify for more than one?

That's where Down Payment Resource (DPR) comes in. It's a free tool that lets you search by location and see the grants, forgivable loans, and assistance programs available in your area — no guesswork required.

A lot of buyers put off homeownership because they think they need more time to save up for the down payment. The truth is, down payment help exists in almost every market, and it's NOT just for first-time buyers — many programs are open to repeat buyers, too.

Your down payment might be closer than you think. Explore your options here: https://bit.ly/3SptyLr
