We are in the process of reviewing the leases and will advise regarding the need for further review.
The options you presented are appreciated and I understand we want to pursue option ONE which provides for 12 bedrooms. All unfurnished but include washer and dryers. Tenant paid utilities.
The lease should also include a first right of refusal to purchase the property at a future date.
The startup costs appear as follows:
Deposit $22,800
Construction $20,000 possibly financed by Landlord
Utility Deposit $5,000
FFE $23,000 for Common Area
Insurance $5,000
Startup and Reserve in Lieu of Guarantee $24,200
TOTAL $100,000.
My recommendation would be to raise this amount prior to May 1, 2018 as a condition of pursuing this prospect.
BOB: I understand that your fundraising idea which is awesome is as follows:
There could be a GOLD level which would require a minimum pledge of $8,000 paid over four years.
There could be a GREEN level which would require a minimum pledge of $4,800 paid over four years.
There could be a PURPLE level which would require an immediate minimum pledge of $1,000 paid at the time of pledge.
Any such level could be upgraded at any time.
All levels would be honored in the chapter room through placards with special invitations to future events free of charge.
I request that you find alignment with our active alumni to pursue this outcome with total support and unification so we can proceed with marketing this initiative. We would not want to proceed without total alignment and engagement by all active alumni.
